Home sales in metro Baton Rouge were down by 1 percent in September, despite increased sales in Ascension and Livingston parishes.
There were 725 home sales that closed in September in the eight-parish area, according to figures released Tuesday by the Greater Baton Rouge Association of Realtors. That compares with 732 closed sales in September 2013.
The biggest monthly gainer was Ascension Parish, where sales were up 4.2 percent, from 143 to 149. Livingston Parish had a slightly smaller increase, going up 3.6 percent, from 140 to 145 closed sales during the month.
East Baton Rouge, the largest market for sales, had a 2.2 percent decrease, from 368 to 360.
David McKey, with Coldwell Banker One in Baton Rouge, said the housing market is “pretty stable right now.”
“Nobody is blowing the doors off right now, other than the very, very slight increases in Ascension and Livingston,” said McKey, a member of the GBRAR Multiple Listing Service Committee. “The showings are about level.”
The median sales price for the metro area was up 5.9 percent from $169,900 to $180,000 last month.
The average number of days a home was on the market was up from 79 in September 2013 to 83.
But the number of homes for sale fell 11.1 percent to 4,025. The supply in months was 5.3, compared with 6.4 in 2013.
Those numbers could drop even further. The number of pending sales in September was 811, a 33 percent increase over the pending sales for September 2013.
The number of new listings on the market was down 15.7 percent from 1,089 in 2013 to 918.
Through the first nine months of the year, there were 6,859 home sales in the metro area, compared with 6,731 through September 2013, a 1.9 percent increase.
Nine-month sales were up 11.6 percent in Livingston through September, going from 1,137 to 1,269. Ascension saw a 1.4 percent drop during the same period, coming in at 1,310 closed home sales compared with 1,328 in 2013. East Baton Rouge sales were down 1.7 percent through September, with 3,628 closed sales compared with 3,690 through September 2013.
