A Baton Rouge homebuilder is seeking rezoning for the stalled Artisan Hill development on Jefferson Highway, near Bluebonnet Boulevard, to build single-family houses.

Scott Bardwell is set to go before the city-parish Planning Commission on Jan. 16 with a request to rezone the 4.3-acre Artisan Hill site from 22 townhome lots to 16 single-family home lots.

Artisan Hill was originally planned as a 40-unit condominium development in 2005. Construction on the property started in 2008 as a townhome development. Three years later American Gateway Bank obtained the property from a customer who gave up the property as payment on debt.

In 2013, the bank sold eight townhomes that had been completed and 22 lots to one of the companies in The Celtic Group for $2.8 million. Bardwell said he has a deal worked out to buy the land after the rezoning is completed. Construction on the first houses is set to begin in April.

Plans are to build custom homes, ranging in size from 1,800 to 2,600 square feet. Homes will sell for between $380,000 to $450,000 and feature porches and enclosed garages.

Bardwell said building single-family homes on the site is “the way to go.”

“The location is excellent and the homes are ideal for those who do not want to compromise style for size,” he said.
