Fifteen rental duplexes between Airline Highway and Coursey Boulevard have been sold for $1.8 million.
TAL Properties of Baton Rouge bought the Fireside Duplexes on Ansley Avenue in a deal was filed earlier this week with the East Baton Rouge Parish Clerk of Court’s Office.
Sidney Lejeune, of TAL, said he bought the duplexes to complement the Oak Woods Apartments, which he has owned for the past 10 years. The Oak Woods Apartments are at 10861 Alco Ave., next to Fireside.
Lejeune said Wayne Breaux, who owned Fireside, had been looking to sell the properties.
“Within three months, we closed on a deal,” Lejeune said.
The Fireside Duplexes are fully occupied and range in size from 1,000-square-foot two-bedroom units to 1,300-square-foot three-bedroom units. The rental properties are priced at market rates.
“They’ve been very well managed for the past 10 years,” Lejeune said. “Mr. Breaux has been very diligent about making interior improvements, like ceramic tile and new fixtures.”
Lejeune said he will to put new roofs on the duplexes and replace air conditioning units as needed. He plans to spend $600,000 to $700,000 on new roofs at Fireside and Oak Wood Apartments.
“We’re going to continue to grow this neighborhood,” he said.
