A 4.6-acre tract of land on Jefferson Highway has been sold to a builder/developer who plans to break ground on an office park within the next month.

6700 Jefferson LLC, which is named after the address of the property, bought the land for nearly $1.5 million in a deal that was filed last week with the East Baton Rouge Clerk of Court’s office. The seller was IberiaBank.

Don Joffrion, the developer/builder, said the property is located between The Millennium apartments and land owned by Phil Witter. The development will be called 6700 Jefferson, Joffrion said. The advantage in that name is when people do Google searches of the address, they’ll get information about the development.

The office park has been in the works for about two years. Last year, the city-parish Planning Commission rezoned the land as a small planned unit development.

Plans are to have 75,000 square feet of office space on the property, spread out over six to 12 buildings. The number of buildings will be determined by how much space tenants want, Joffrion said.

“We could do up to 50,000 square feet for one building,” he said.

Joffrion said he will break ground on the first building within 30 days. His firm will build the property. Remson Haley Herpin is the architect. He has a letter of intent from a tenant for the 3,800-square-foot building.

He wouldn’t identify the tenant but said the property would be used for “professional office space.” A second building of spec space also will be built.

“We’re betting that there’s a demand for office space,” he said. Mathew Laborde, of Beau Box Commercial Real Estate, has the exclusive listing for 6700 Jefferson.
