A 1.75-acre tract of undeveloped land in Spanish Town has been purchased by a local developer who is looking at building a mix of multi-family units on the site.
S T Commercial Real Estate LLC bought the land bordered by Lakeland Drive, Whitaker Avenue, Arsenal Park Apartments and Capitol Alley for $1.2 million in a deal that was filed Tuesday with the East Baton Rouge Parish Clerk of Court’s Office. The sellers were Larry Brandon and Jean Shaw, both of Baton Rouge.
Steven Duplechain, with S T Commercial, said the process of determining what will go on the property is currently unfolding. Meetings have already been held with members of the Spanish Town Civic Association.
“This is a unique, great piece of property and we want something that works for everybody,” Duplechain said.
While nothing firm has been determined, plans are to have a mix of apartments and privately owned properties, which could be townhomes and/or condominiums.
The analysis will determine what the surrounding infrastructure can support and what fits in the historic neighborhood. Issues such as walkability, storm water management and the impact on the nearby Capitol Lake will be considered.
“At the time of the analysis, that will justify what can go on the property and we’ll design to that,” Duplechain said. “The primary focus will be how to develop that property in a way that is the best fit for the neighborhood.”
Duplechain is currently developing The Elias, a 25-unit apartment complex in Beauregard Town that is nearing completion.
