A group of developers has purchased an acre of land with plans to build office-warehouse space in the Industriplex-Cloverland area bordered by Siegen Lane and Airline Highway.
JBS Properties & Holdings LLC bought the land at 6265 Benefit Drive for $843,000 from P.H. LLC in a deal that was filed last week with the East Baton Rouge Clerk of Court’s office. The deal included about an acre of land and a 5,000-square-foot building, which is currently leased.
Grey Hammett III, who is developing the site along with Blake Seguin and Todd McClure, said the plan is to add 12,000 square feet of speculative office space along with additional parking and a common area for trucks.
The development will be called Cloverland Business Park. Hammett said the goal is to have the work completed by January.
There’s a need for office and warehouse space in the Industriplex/Cloverland area, Hammett said.
“It’s a landlord’s market, because of the lack of inventory,” said Hammett, who works in commercial sales and leasing for Mike Falgoust and Associates. “We have tenants coming to us and we have a hard time placing them. There’s a real need for this kind of product in south Baton Rouge.”
The business park will be marketed to companies in the petrochemical field, along with “specialty niche” businesses that need office and warehouse space.
