A 13,666-square-foot building on South Harrells Ferry Road has been sold to a pair of developers that plan to remodel it into a space with 27 small offices.
Mark Estep and Greg Howell, doing business as The Highlander Executive Suites LLC, bought the building at 12090 South Harrells Ferry for $500,000 in a deal that was filed Monday with the East Baton Rouge Parish Clerk of Court’s office.
The seller was D&S 1 Properties LLC of Hammond. Carmen Austin, associate broker with Saurage Rotenberg Commercial Real Estate, represented the seller.
Estep said the plan is to spend the next six to eight months remodeling the building and converting it to about 15 one-room executive offices and 12 multi-office spaces, with three to four rooms. The multi-office spaces will be about 500 to 650 square feet.
The plan is to lease the spaces to small businesses, such as attorneys, accountants, insurance agents and counselors.
“These are small businesses that are one- or two-person operations,” Estep said. “There’s a lack of services for people who are looking for small space. Nobody wants to mess with the $400-a-month tenant who signs a one-year lease.”
Estep and Howell have done similar developments, including one on Bricksome Avenue. “We look for offices that have not gotten a lot of attention, then break them up to cater to smaller businesses,” he said. “We’ve become the small office guys.”
