An office building at 4000 S. Sherwood Forest Blvd. in Baton Rouge has been sold to a group of investors led by Robert Merrick, the CEO of NAI/Latter & Blum for $8.15 million.

4000 Investors LLC, which lists Merrick as the manager, bought the property in a deal that was filed Monday with the East Baton Rouge Clerk of Court’s office. The seller was a group of California investors.

Ty Gose, an agent with NAI/Latter & Blum, who represented the sellers along with the Sperry Van Ness office in San Diego, said the owners decided last year to put the property on the market. After about six months, the property was under contract, he said.

4000 S. Sherwood Forest is a 78,000-square-foot office building. The property is 95 percent occupied and some of the tenants include Coventry Health Care, the Louisiana State Bar Association, Charles Schwab, Gulf Coast Bank and Trust and ENGlobal engineering.

Merrick and the other buyers bought the office building as an investment. Plans are to keep the property as a multi-tenant office building, Gose said. “The use won’t change,” he said.
