Buying a condominium is an affordable way to live in one of the most desirable neighborhoods in the city – and since this building is all-new construction, you won’t have to put up with aging house systems and constant repairs.

“This is a fabulous new condominium development just one block from Audubon Park,” said John Rareshide, the listing agent with RE/MAX N.O. Properties. “There are only eight units in the entire complex and each has a balcony with a river view.”

The foyer is very sharp looking with neutral walls, plenty of glass and slate floors. Uptown was built along the higher ground along an old natural river levee of a wide gradual bend of the Mississippi. Streets were laid out either roughly paralleling the River's curve or perpendicular to it, resulting in what has been called a wheel with spokes street pattern.

Major roadways echoing the river's crescent include Tchoupitoulas Street closest to the river. Formerly heavily devoted to river shipping commerce, as shipping became more containerized in the later 20th century more of Tchoupitoulas became devoted to residential and other commercial uses. The next major street is Magazine. While Magazine Street has only one lane of traffic in both directions, it is a major commercial district, known for its many locally owned shops, restaurants, and art galleries.

Like most of the oldest parts of the city developed before 1900 on the city's higher ground, the majority of Uptown had very little flooding from Hurricane Katrina. For this reason, the portion of New Orleans along the riverfront stretching from the Bywater to Carrollton and including about half of Uptown is sometimes called “the sliver by the river” and “Isle of Denial.”

Since it was spared the levee disaster flood, for months early in the post-Katrina recovery, Magazine Street became a commercial hub of New Orleans, with many businesses owned and run by locals reopening.

Audubon Park, just a block away from this development, is a favorite spot for recreation, picnics or enjoying a beautiful day. For more than a century, people have enjoyed this urban oasis with allees of ancient live oaks, a tranquil 1.8 mile jogging path, a lagoon, picnic shelters and playgrounds. Audubon Park is open to the public and also features tennis courts, riding stables, soccer fields, the Whitney Young Pool, Audubon Clubhouse Café and Audubon Golf Club.

There are definite advantages to buying a condo since, usually, condos are less expensive than a house. In a high-cost market, such as Uptown, a condo can be a big bargain.

The time and money required to maintain a house can add up, but in condos, residents outsource the heavy maintenance work. You’ll pay a fee, but you won’t have to clear off fallen branches after a storm.

Urban living isn’t just trendy—often, it’s practical. If you work in a city and prefer a short commute, or if you just want to live affordably near urban hot spots like shops and restaurants, a convenient condo’s easier to find than a house. Buyers build a community. Condo complexes are less likely to have high turnover, which means you’ll get to know your neighbors.
