Knollwood Terrace is one of the city’s older subdivisions where the saplings planted in the sixties have turned into magnificent trees today. It’s a small neighborhood development off Hyacinth Avenue on the edge of Southdowns, convenient to downtown and LSU.
The home at 1213 Knollwood Drive is at the southern tip of the tree-lined street, away from the hustle and bustle of traffic but tantalizingly close to everything Baton Rouge.
The home is a rambling, remodeled mid-century modern on a large lot. It has heart pine floors, vaulted ceilings and all the charm of the 1960s.
“It’s a pretty tight little neighborhood,” said Jim Grieshaber, the Burns & Co. agent marketing the property. The neighborhood is so close knit that eight homeowners long ago banded together to buy a lot and built a community pool and small clubhouse.
The pool is still beautiful and still used by just the eight homeowners today. “Whoever purchases this house will have part ownership of the pool property too,” Grieshaber said.
The home has a wide driveway leading up to a two-car carport with a brick half-wall and a storage room. Three covered entrances are available – under the carport, on the side of the home and on the front porch.
Inside the front door is the foyer, which has a brick accent wall and heart pine flooring. The heart pine continues around the wall into the vaulted living room, where a long masonry hearth stretches from a built-in bookcase to a brick fireplace.
A wide cased opening leads into the kitchen, dining and keeping rooms, all floored in 20-inch ceramic tile. The kitchen has granite countertops, beautiful stained cypress cabinetry, KitchenAid appliances and a double stainless sink. Included are a four-burner gas cooktop with a griddle, a big stainless refrigerator and a microwave-over-oven wall combo.
An all-purpose granite counter is below more cypress cabinetry behind the kitchen, along with a half bath and the home’s laundry.
On the other side of the house, all three bedrooms are along a hallway floored in more of the exquisite heart pine. The master suite is on the left, another bedroom is on the right, and the third bedroom is at the end of the hall.
The master bedroom has upgraded carpet, while the master bath has been upgraded with dual 3cm granite vanities, a jetted tub below a window and a frameless glass shower. Stained cypress bathroom cabinets match those in the kitchen. The master closet is at one end of the bath and has a built-in dresser.
All three bedrooms have their own bath, and all baths have been renovated. Bath No. 2 has a tile tub-and-shower combo, while bath No. 3 has a walk-in tile shower.
Bedroom No. 2 has a built-in desk and two closets, while bedroom No. 3 has a built-in bookcase and one closet. All of the bedrooms also have ceiling fans.
The slate back porch overlooks a courtyard and sidewalk with a gazebo. A hookup for a gas grill is on a nearby brick pad. It’s a great place for entertaining and or quiet evenings at home.
And when the power goes out, there’s a Generac generator to keep the lights on.
So if you’re looking for a place convenient to downtown and LSU, but you’re looking for a little peace and quiet, Knollwood Drive might just be for you.
“A lot of folks here work downtown,” Grieshaber said of Knollwood, adding the street has a family friendly atmosphere. “And the pool is a big plus,” he said. “It really brings the neighborhood together.”
