Fifteen acres in the Baton Rouge Health District have been sold to developers Brian Dantin and Ross Bruce for $3.7 million.

DB Midway LLC bought the land from the heirs of Nick Messina in a deal that closed Monday. Bill Jeansonne of Saurage Rotenberg Commercial Real Estate represented the sellers.

The land is spread across two tracts on each side of Summa Avenue. One 8-acre tract is between Interstate 10 and Summa, adjacent to the Our Lady of the Lake Children’s Hospital now under construction. The 7-acre tract is between Summa and Picardy Avenue.

Because of the proximity to the children’s hospital, Baton Rouge General’s Bluebonnet campus and Our Lady of the Lake Regional Medical Center, there are a number of possible uses for the land, including medical office buildings, retail, hotels and multi-family housing.

Dantin said the plan is to do a build-to-suit, mixed-use development, centered around what the market brings. “We’re going to have a master plan, with an overall architectural style that will look very good,” he said. “We’re not just going to sell off pieces of the land at a time.”

“This is a great piece of property,” Dantin said. “There are multiple new roads going through the property.” An extended Dijon Drive, which will serve as an entrance to the children’s hospital will run through the 8-acre tract. The proposed Midway Road, which will serve as a new north-south connection between I-10 and Perkins Road, will run parallel to the land.
