A 12.1-acre tract in the Village at Magnolia Square has been sold for nearly $1.08 million to Bardwell Homes, which plans to build 43 houses in the Central traditional neighborhood development.

Bardwell, doing business as Highland VMS LLC, bought the land in a deal that was filed Wednesday with the East Baton Rouge Clerk of Court’s office. The seller was the Village at Magnolia Square LLC.

Scott Bardwell said the land, largely bordered by North Eisworth Avenue and West Waterside Drive, will be called the Highland District. Lots in the Highland District will sell for between $65,000 and $100,000 and homes will range in value from $300,000 to $500,000. Bardwell said he will build most of the homes in the Highland District, but he is preselling lots to approved builders.

Jimmy Nunnally, who developed the Village at Magnolia Square along with Steele Pollard, said the Highland District will complement the TND. “Creating a community with enduring values has always been our main goal at Magnolia Square and we are excited to have Bardwell participate in building out what we envisioned,” he said.

Bardwell said the Highland District will continue the plans established by Nunnally and Pollard while expanding the home offerings in the Village at Magnolia Square.
